In addition to evaluating short term needs relative to aspects such as: size of space; layout; telecommunications and technological requirements; and needs you should also consider your longer term needs. Leases which provide for expansion, contraction or relocation may be necessary and should be considered. 

A Tenant broker can advise you on the possibilities available to you depending on your negotiating leverage for expansion rights, Lease termination clauses, and sublease clauses.  Obviously, the more flexibility that you can negotiate into your Lease, the more options your company will have down the road when circumstances change.
