Best office. If all has gone well up the point of commencing negotiations, you now have toured buildings, and have had your space planner complete a preliminary plan whose cost is usually paid by the building owner. 

This serves the dual function of determining how much usable space you will require in each building and how well it lays out for your particular business. 

Building floors vary in shape and size and it is amazing how much floor plans will differ from building to building. 

In addition, your broker will be able to give you an estimate of how much space you will actually pay for as the usable area you occupy will be increased by a factor which can range from 10% to 25% which is called the rentable area.
