Do You Even Need to Move Your Office? 

Do you really need to move? Often your current Landlord may have space available or coming available in the building that can suit your needs. 

Many Tenants would rather renew a Lease than get involved in a move. 

Keep in mind that one of the biggest mistakes that Tenants make besides starting too late is to renew a Lease without fully exploring the market.

So even if you want to stay, you should treat every renewal negotiation as if it's relocation.  Hire a tenant rep, explore the market, get quotes from competing buildings. 

Many times in my experience tenants who wanted to stay decided to move once they saw a better alternative location but even if you don't move, you need to know what you can get elsewhere so you can negotiate a good deal.

Don't be lulled into thinking you have a good relationship with your landlord and he'll give you a competitive deal.  

When I used to work for Landlords we loved that kind of tenant and ate his lunch.  

The best thing is because the tenant didn't do the job properly, he or she didn't even realize he got snookered!
